Opportunity for South African Poets

Two years ago, Badilisha Poetry XChange travelled across African cities to meet and record the
work of the poets in those cities. The 2015 #BPXRoadTrip visited eight cities in South Africa,
Botswana, Tanzania and Ethiopia. During the road trip, Badilisha interacted with over 246 poets and
recorded 184 of which 100 are now featured on our growing archive.

We’re pleased to announce a new edition of our poetic journey. Badilisha is going on the road
again, this time with the specific intention of meeting with emerging and seasoned poets working in
indigenous languages. Our aspiration is to marry the language diversity of the continent with that
represented on the Badilisha platform. We are specifically targeting poets who write and recite
in Setswana, Sepedi, Sesotho, Zulu, Afrikaans, and Ndebele. To do this, we will be travelling
to Mpumalanga, Eastern Cape, North West, Northern Cape and the Free State in South Africa.
We will announce the specific tour dates for each province via Facebook and Twitter.

In the meantime, poets from the abovementioned provinces or whose poetry is in any of the
languages mentioned, please submit the following via email to palesam@africacentre.net:

Two written poetry samples (in any of the eligible languages)
One audio poetry sample (Voice notes and other mobile phone recordings acceptable.
Need not be professionally done)
A brief biography
A highresolution photograph

Poets will also have the opportunity to participate in poetry workshops with poetry professionals
from the different regions. Further information on this will also be shared on our social media platforms.

Sibaya invites golfers to play for good

Sibaya Casino and Entertainment Kingdom calls on keen golfers to enter the Els For Autism Golf Day taking place at Zimbali Country Club on 11 May 2017.

The event, of which Sibaya is a proud sponsor, is part of a national tournament which culminates with the Grand Finale at High Gate in Dullstroom in 15,16 November. The winners at the Grand Finale will qualify to play in the Pro-Am at the SA Open in January 2018.

According to Sibaya’s PR and Promotions Manager, there are still four balls available for the Els For Autism Golf Day.
“We encourage golfers to be part of the event which offers a great day of golf on one of KwaZulu-Natal’s most spectacular courses, some healthy competition and the chance to contribute a meaningful cause.”

All proceeds raised through the Els For Autism Golf Day at Zimbali Country Club will be donated to the Els for Autism Foundation which was established in 2009 by golf legend Ernie and Liezl Els to focus on the issue of autism.  The Els’ son Ben is profoundly impacted by the disorder and for the last eight years the world class pro golfer and his wife have devoted their efforts on raising awareness and funds for a catalytic philanthropic project – The Ernie Els Centre for Autism.  The Ernie Els Centre for Autism provides lower-resourced families of children on the autism spectrum with free comprehensive training on how to use best practices in education and autism treatment to teach their child via a multi-faceted e-learning solution.

The golf day will start at 11h45 and follow a Betterball Stableford format. The cost per four ball is R4 000. This includes a direct charitable contribution to the centre, greenfees, plus an Ernie Els gift bag including a bottle of Ernie Els Wine, Ernie Els Design golf cap, pin, halfway house, buffet dinner, prize-giving and an opportunity to participate for some exclusive Ernie Els auction items. Cheaper office space for SME's

There is a growing trend of businesses opting to move away from office parks into residential areas.   This may seem unconventional, but there are certain financial benefits for SME’s to make this move.

“With the by-laws considered, yes, buying or renting office space in a residential area makes financial sense”, says Attie Anderson, Head of FNB Commercial Property Finance.

Anderson takes a look at some key considerations that a business has to take into account when deciding to buy or rent office space in a residential area.

What must one consider in terms of where to buy?
The biggest consideration is access to the property.  Are the access and exit points adequate for the expected visitors to the premises? Is the site in close proximity to major routes? How will peak hour traffic affect access to the premises?

What are the stumbling blocks with owning commercial property in a residential space?
Residential areas are prone to traffic stacking during peak times, especially close to schools and residents may complain about the rate of activity.  In residential areas, sufficient parking space may also be limited.

What are the legislative considerations?
One needs to ensure that the zoning of the property caters for the specific business to be operated thereon.   The zoning of the property attaches to the property itself, and not to the owner thereof. In some cases you may require special permission from the local authority (“consent use”). Consent use is normally granted to the owner of the property, with certain strict conditions to be adhered to. This consent use may not be transferred to subsequent owners (consent use therefore attaches to the owner, not the property).

How are rates and taxes calculated?
Rates are calculated in accordance with the rates policy of the Council in which jurisdiction the property is situated.  Properties with business zoning are calculated at a higher tariff than residential properties.  The valuation of the property is normally multiplied by the tariff and divided by 12 to obtain the monthly rates applicable to that property.  The valuation of the property will normally differ from area to area.

Is it good to rent or own this type of property?
It is always better to own property in a good area as it will appreciate in value and as you grow it might be an asset that you will either rent out or sell at a reasonable profit.

What types of businesses are best suited for residential areas?
A look at the sector suggests that professionals such as doctors, dentists, accountants and real estate agents seem to move more to residential areas.  Other industries that seem to benefit are beauty salons, printing franchises and smaller service providers such as plumbers and electricians.

“The decision to go into a residential area must be one that looks at the long term strategy of the business and its growth prospects, but on the whole, it is clear that there is merit in exploring office space in a residential area” concludes Anderson.
