Cheaper office space for SME's


There is a growing trend of businesses opting to move away from office parks into residential areas.   This may seem unconventional, but there are certain financial benefits for SME’s to make this move.



“With the by-laws considered, yes, buying or renting office space in a residential area makes financial sense”, says Attie Anderson, Head of FNB Commercial Property Finance.

Anderson takes a look at some key considerations that a business has to take into account when deciding to buy or rent office space in a residential area.

What must one consider in terms of where to buy?
The biggest consideration is access to the property.  Are the access and exit points adequate for the expected visitors to the premises? Is the site in close proximity to major routes? How will peak hour traffic affect access to the premises?

What are the stumbling blocks with owning commercial property in a residential space?
Residential areas are prone to traffic stacking during peak times, especially close to schools and residents may complain about the rate of activity.  In residential areas, sufficient parking space may also be limited.

What are the legislative considerations?
One needs to ensure that the zoning of the property caters for the specific business to be operated thereon.   The zoning of the property attaches to the property itself, and not to the owner thereof. In some cases you may require special permission from the local authority (“consent use”). Consent use is normally granted to the owner of the property, with certain strict conditions to be adhered to. This consent use may not be transferred to subsequent owners (consent use therefore attaches to the owner, not the property).

How are rates and taxes calculated?
Rates are calculated in accordance with the rates policy of the Council in which jurisdiction the property is situated.  Properties with business zoning are calculated at a higher tariff than residential properties.  The valuation of the property is normally multiplied by the tariff and divided by 12 to obtain the monthly rates applicable to that property.  The valuation of the property will normally differ from area to area.

Is it good to rent or own this type of property?
It is always better to own property in a good area as it will appreciate in value and as you grow it might be an asset that you will either rent out or sell at a reasonable profit.

What types of businesses are best suited for residential areas?
A look at the sector suggests that professionals such as doctors, dentists, accountants and real estate agents seem to move more to residential areas.  Other industries that seem to benefit are beauty salons, printing franchises and smaller service providers such as plumbers and electricians.

“The decision to go into a residential area must be one that looks at the long term strategy of the business and its growth prospects, but on the whole, it is clear that there is merit in exploring office space in a residential area” concludes Anderson.

2016 Entrepreneur of the Year Competition

One of the biggest financial services group in South Africa, Sanlam and BUSINESS/PARTNERS is proud to announce the launch of the 2016 Entrepreneur of the Year competition.

Now in its 28th year, this renowned competition pays homage to courageous South African entrepreneurs who dedicate themselves to their businesses' growth. It is also in honour of the huge contribution by Small and Medium Enterprises (SMEs) to the South African economy.

This years' criteria is no different as it also seeks to recognise the importance of the contribution to job creation by SMEs by acknowledging them through recognition and promotion of their excellence.
Entrepreneurs who believe that they have succeeded against the odds, persevered through storms and have shown massive innovation and agility are some of the qualities that the judges are looking for.

There are also a number of quantative competition measures, such as turnover growth, profitability, owners' equity growth, positive cash flows and job creation that play a part in the competition's judging process.
There are five categories that the entrepreneurs can choose to apply to, namely, Emerging Entrepreneur, Small Business Entrepreneur, Medium Business Entrepreneur, Job Creator of the Year and Innovator of the Year.

Interested entrepreneurs are encouraged to apply before the 16th of June, by downloading an online entry form found on the Entrepreneur Of the Year website, www.eoy.co.za.

Free Masterclass Theatre For Kids - News On Frontier Advisory Event For South Africa


There is a free masterclass in theatre for kids at Musho Theatre Festival

The focus will be on theatre for schools and working with young people.
Sibo Masondo the talented Mime artist will be performing extracts from Eenie Meanie Greenie Grow.  This is an eco comedy devised by Gisele Turner.

Gisele will also talk about creating theatre for young people.

Catch 'Ngizwise' at Jomba Dance Experience in Durban Tonight & The Hookup Dinner Durban Is Coming



Choreographic collaboration creates charisma at Jomba!

Dance lovers attending the Jomba! Contemporary Dance Experience in Durban have the opportunity to enjoy a fascinating collaborative work performed by MIDM tonight and tomorrow.

The work is choreographed by South African Sonia Radebe and Canadian Jennifer Dallas and performed by the Moving into Dance Mophatong (MIDM) Company.

“Ngizwise” (a Zulu word meaning let me taste/help me listen) is the culmination of six weeks of gently crafting and honing the dancers’ artistic voices to develop a thought-provoking dance about four men revealing intimate stories of the past and projections for the future.

The hour-long performance sheds light on subjects of community, power, individuality and masculinity in a globalised modern society in a fun yet confrontational manner.

MIDM Company dancers performing Ngizwise are Oscar Buthelezi, Teboho Gilbert Letele, Sunnboy Motau and Muzi Shili. Teboho Letele is also taking charge of the music.

Nadia Virasamy CEO of MIDM said “Ngizwise is a wonderful, welcome addition to MIDM Company’s repertoire”, while Sylvia ‘Magogo’ Glasser MIDM founder said “This beautifully crafted, imaginative work is full of delightful and evocative surprises”.

Creative Thinkers join BASA Arts in Business Forum & Music News



Two leading South African creative thinkers joined BASA Arts in Business Forum, in association with GIBS


Two of South Africa’s leading creative thinkers joined globally renowned arts and business expert, Giovanni Schiuma at the inaugural Business and Arts South Africa (BASA) Arts in Business Forum.

Nando’s co-founder, Robert Brozin, and Matchboxology’s founder and Managing Director, Paris Pitsillides, offered delegates unique insights into how arts based initiatives can drive and develop innovation, create sustainable value and increase profitability – in the South African context.

The BASA Arts in Business Forum took place at the Gordon Institute of Business Science (GIBS) in Johannesburg on October 24th at 18h00. It aimed at business owners, middle management, HR Managers, SMEs and anyone wanting to innovate their business. The forum is held in association with the Gordon Institute of Business Science (GIBS).

Brozin, who co-founded Nando’s 25 years ago, is known as Nando’s Chief Creativity Officer. Having appointed a new CEO several years ago, Brozin’s focus is on social responsibility programmes linked to healthcare and art as well as Nando’s international business operations.
Brozin’s influence at Nando’s has been most prominent in the formulating of the marketing strategy – irreverent, fun and topical ads, which have now become synonymous with the brand.

His presentation at the forum was expected to touch on his wealth of experience in using innovative marketing strategies to create a world class brand as well as the incorporation of visual art in Nando’s marketing and business strategy (for instance, the BASA Award-winning Coming to the City, a 18 x 3m mosaic artwork created by Clive van den Berg that was created for the Nando’s restaurant in Kings Cross London).

Over 20 years in the marketing, media and communications industry (including co-founding SA’s first through-the-line advertising agency, Hook, Line & Sinker and co-founding Nova) Paris Pitsillides has earned a reputation as a leader in the field of using the arts for business innovation.

As co-founder and director of Strategy & Serendipity at the strategic business and marketing consultancy, Matchboxology, Pitsillides has extensive experience in Fortune 500 FMCG and Southern Africa Development Sector communications campaign design as well as entrepreneurial experience in the food, property and IT sector.

The inaugural BASA Arts in Business Forum has scored a coup with the first-ever South African public appearance of globally renowned arts in business expert, Professor Giovanni Schiuma, who will deliver the keynote address at the event. Professor Schiuma is widely regarded as a world leading authority on arts in business research and practice. He is director of the Innovation Insights Hub at the University of the Arts London and Professor at Università della Basilicata.

The Forum was opened by BASA board member Gianni Mariano; co-founder and CEO of the Mastrantonio group of companies, and facilitated by BASA CEO, Michelle Constant.
